Dallas Opening – Real Estate, Title, and Survey Paralegal
The Real Estate, Title, and Survey Specialist will be responsible for complex title and survey review and analysis. The successful candidate will have experience in contract drafting and can work independently. This role requires in-office attendance three times a week. Must have 10 years of experience.
Responsibilities:
- Deliver end-to-end support for real estate transactions, emphasizing thorough examination and management of title and survey documentation
- Initiate orders for title commitments and surveys, then conduct in-depth evaluations of these documents and related recorded materials
- Act as the primary liaison with title insurers and survey providers to address discrepancies, resolve title exceptions, and secure finalized title commitments, proformas, and ALTA surveys necessary for transaction closings
- Compile detailed summaries and formal correspondence addressing title concerns, including drafting objection letters and maintaining comprehensive checklists
- Assist attorneys by preparing a variety of real estate-related legal documents such as easements, Subordination, Non-Disturbance and Attornment Agreements (SNDAs), affidavits, lease modifications, memorandums, estoppel certificates, and instruments for title correction
- Monitor and report on the status of transaction milestones and outstanding items, ensuring timely communication with internal teams and stakeholders
- Conduct targeted research on complex title and real estate issues to support legal analysis and transaction accuracy
- Facilitate the closing process by organizing and preparing necessary documentation, coordinating lien and judgment searches, managing entity formation paperwork, and drafting corporate governance documents including authority certificates and resolutions
- Foster collaborative relationships with attorneys, paralegals, and administrative personnel to enhance workflow and support the practice’s objectives
- Perform other duties as assigned
Qualifications:
- Minimum of ten years’ experience working within a commercial real estate law practice, with a strong emphasis on title and survey review processes
- Bachelor’s degree or paralegal certificate required
- Familiarity with title and survey protocols specific to lending and financing transactions is advantageous
- Strong verbal and written communication skills, capable of conveying complex information clearly and professionally
- Proficient user of Microsoft Office Suite (Word, Outlook, Excel) and comfortable operating within Windows environments
- Highly organized with exceptional attention to detail and the ability to manage multiple priorities efficiently
- Demonstrated ability to perform thorough research, analyze information critically, and produce well-written documentation
- Self-motivated with a proactive approach to workload management and problem-solving.
